South Greenville Area Plan Final Draft Available

Since October of 2015, County Planning Staff and Citizens from the South Greenville Area have worked together to develop a shared vision for the community. After many rounds of thought provoking discussions and community workshops, we are happy to announce the unveiling of the South Greenville Area Plan, the fruit of these endeavors. Please review the document below at your leisure and send us your comments. Staff will work diligently over the next thirty days to incorporate those comments, and will ultimately begin the process of formal adoption of the South Greenville Plan as an amendment to the Greenville County Comprehensive plan in June. A second round of the South Greenville County Area Plan community meetings was held during the first two weeks in November.  The purpose of these meetings was to inform citizens of what progress had been made with regard to the planning process and to seek their input with regard to some draft goals, objectives, and action items.  Two draft future land use map alternatives were also presented for the meeting attendees to discuss and to choose their preference.

Second Round of Community Meetings Begin

South Greenville Baseline Conditions Report

After much updating, the staff has completed the Baseline Conditions Report as part of the inventory process for the South Greenville County Area Plan.  The purpose of the report is to give staff and the public a better understanding of the existing situation in the study area. What We Heard From You

Based upon input from our three community meetings in the South Greenville Area, as well as responses to our online survey, the planning staff has identified the following issues as being the most important to you.

1. Rural Character -   preserving open space, agricultural lands, and maintaining single-family large lot zoning.

2. Road Conditions – are bad throughout the study area.

3. Zoning – responses ranged from zone all of the unzoned land to do not expand the zoning area.

Third Community Meeting Draws Largest Turnout

37 Citizens attended the third community held last night, Thursday February 4th at the Woodmont High School Media Center.  The meeting format was similar to the first two meetings with some discussion of information and development trends about the study area and an overview of  the planning process.  This was followed by an issue identification and prioritization exercise.  The top four vote getters were as follows:
• Maintain existing single-family large lot zoning
• Limit sewer to existing areas with sewer service

Second Community Meeting Focuses On Farming & Public Safety

22 people participated in the second community meeting held last Thursday, January 28th at the social hall at the Washington Baptist Church.  The meeting format was similar to the first community meeting.  A lot of the folks in attendance resided in the southern portion of the study area and as a result expressed concerns about supporting the farming community and improving public safety.  The top four vote getters were as follows:

• Establish a Sheriff’s Department substation at the intersection of SC Highway 8, SC Highway 418 and US Highway 25

First Community Meeting Held on January 26th

The South Greenville County Area Plan planning process officially kicked off Tuesday, January 26th at 6:00 pm at the CORE.  There were 35 people in attendance at this meeting whose purpose was to listen to residents as they identified issues and concerns that the plan should address.  The meeting was comprised of two parts.  The first was a presentation of the study area with regard to its boundaries and general demographic information as well as a review of the planning process.

South Greenville Area Plan Is Underway

The planning staff at the request of Councilman Lynn Ballard is preparing to begin the planning process for the South Greenville Area Plan.  The study area (see map) comprises both the Grove Creek and Huff Creek watersheds.  The purpose of this effort will be to develop a Future Land Use Plan to serve as a guide for future growth and development in this area.
